+ Taking up references and credit checks on prospective tenants
+ Arranging gas, electrical and other safety checks (to be invoiced at cost)
+ Taking and holding a security deposit in accordance with the Housing Act 2004
+ Notifying the local authority and utilities of the new tenant
+ Undertaking regular visits to the property
+ Arranging for any repairs and maintenance (costs to be charged to the Landlord)
+ Checking the property at the end of the tenancy, dealing with the deposit and transfer of all the services
+ At the end of the letting we will repeat this procedure to find a new tenant
